Tiling & Flooring Specialists in Bray, Wicklow & South Dublin
Time to Upgrade Those Kitchen & Bathroom Tiles and Floors
Tiling is the trade we came from, and it still shapes how we work. A tiled floor or wall is one of the few finishes in a home where the quality of the workmanship is visible in every square metre — lippage between tiles, uneven grout lines, a cut that doesn't line up at a corner. Get the preparation wrong and no amount of expensive tile will save it.
Lambert & Farrell Construction provides expert wall and floor tiling and flooring installation across Bray, Greystones and South County Dublin — for bathrooms, kitchens, hallways, wet rooms and whole-house renovations. We prepare properly, set out carefully, and finish to a standard that stands up to close inspection.
Our Tiling Services
Bathroom & Wet Room Tiling
The most demanding tiling work in any home, because it has to be watertight as well as good-looking. We tank and waterproof wet areas before tiling, set the correct falls to the drain in wet rooms, and detail neatly around niches, shelves, shower trays and sanitaryware. This is where poor tiling shows up as leaks two years later.
Kitchen Floor & Wall Tiling
Kitchen floors take heavy traffic, spills and dropped pans, so both the tile choice and the preparation matter. We lay kitchen floors and fit splashbacks and feature walls, working around units, appliances and thresholds so the finish is clean where it meets everything else.
Large-Format & Porcelain Tiling
Large-format tiles look superb but are unforgiving — any deviation in the substrate shows immediately as lippage between tiles. They require a properly levelled floor, the right adhesive bed and correct handling. We prepare the substrate first rather than trying to bury problems in adhesive.
Natural Stone & Marble Tiling
Marble, limestone and other natural stone need a different approach to porcelain — careful handling, appropriate adhesives, and sealing to protect against staining. We advise on what will work in your space and how to look after it once it's down.
Floor Preparation, Levelling & Underfloor Heating
Most tiling failures start beneath the tiles. We assess and prepare substrates properly — levelling compounds for uneven concrete floors, anti-fracture matting where movement is a risk, and correct tiling over underfloor heating so the system works and the tiles stay put. Unglamorous work, and the single biggest determinant of whether a floor lasts.

Our Flooring Services
Engineered & Solid Wood Flooring
We supply and fit engineered and solid wood flooring, including herringbone and parquet patterns where you want something with more character. Wood needs acclimatisation, correct expansion gaps and a level subfloor — we handle all three rather than laying straight over whatever's there.
Laminate & LVT Flooring
Hard-wearing, cost-effective and now very convincing in appearance, laminate and luxury vinyl tile (LVT) suit busy family homes and rooms where solid wood isn't practical. Correctly fitted, with proper underlay and neat trims and thresholds.
Vinyl & Sheet Flooring
Practical, water-resistant flooring for utility rooms, bathrooms and kitchens, fitted with properly welded or sealed joints where needed.

Why Preparation Matters More Than the Tile
Homeowners tend to spend a long time choosing tiles and almost no time asking about what goes underneath. That's the wrong way round.
A tile is only as good as the surface it's fixed to. Uneven concrete floors need levelling before tiling, not compensating for with extra adhesive. Wet areas need tanking before the first tile goes on, not sealant afterwards. Floors that move need anti-fracture matting, or the tiles will crack no matter how well they were laid. Underfloor heating needs the correct adhesive and a proper commissioning process.
None of this is visible when the job's finished — which is exactly why it gets skipped by anyone competing purely on price. We'd rather tell you the floor needs levelling first and quote honestly for it than hand you a cheaper number and a problem in eighteen months.
How Much Does Tiling Cost in Ireland?
Tiling is normally priced per square metre for labour, with the tiles, adhesive, grout and any preparation materials costed separately. The rate varies with the work:
- Tile size and type — large-format, natural stone and mosaic all take longer than standard ceramic
- Preparation required — levelling, tanking or matting adds cost before tiling begins
- Layout complexity — herringbone, borders, feature walls and lots of cuts take more time
- Room type — bathrooms and wet rooms involve more detailing and cutting per square metre than an open floor

Tiling & Flooring FAQs
How much does tiling cost per square metre in Ireland? Tiling labour is usually priced per square metre, with tiles and materials separate. The rate depends on tile size and type, layout complexity and how much floor preparation is needed. We quote per project after seeing the space.
Can you tile over an uneven concrete floor? Not directly — and attempting to bury unevenness in adhesive is a common cause of cracked tiles and lippage. An uneven floor should be levelled first with a suitable levelling compound. We assess the substrate before quoting and include any preparation in the price.
Can you tile over underfloor heating? Yes. Tiling is one of the best floor finishes for underfloor heating because it conducts heat well. It needs the correct flexible adhesive and a proper commissioning process for the heating system before and after tiling.
Do you supply the tiles, or do I? We can provide them or you can if you want to select your own. We can guide you or discuss it with you.
What's the difference between porcelain and ceramic tiles? Porcelain is denser, harder and less porous, making it more durable and better suited to floors, wet areas and outdoors. Ceramic is softer and generally cheaper, and works well on walls. We'll advise on what suits each room.
Do you fit wood and laminate flooring as well as tiles? Yes. We fit engineered and solid wood, laminate, LVT and vinyl, as well as carrying out tiling — so one team can handle the whole floor throughout a renovation.
Do you do tiling as part of a bathroom renovation? Yes — and it's where our tiling background matters most. We carry out complete bathroom renovations, with the tiling and waterproofing done in-house rather than subcontracted.
